In Central Florida, we recommend twice a year. Your system runs almost all year here, so a visit before the summer heat and another later in the year gives us two chances to clean the drain line and coils and catch worn parts before they fail. If twice a year isn't doable, aim for at least once a year, ideally in the spring. Our Comfort Club plans include two visits a year starting at $189, or you can book a one-time AC tune-up for $129 per system.
Your AC pulls a lot of water out of Florida air, and algae and sludge can clog the drain line that carries it away. Here's a safe way to clear it yourself:
Call us at (407) 452-9107 if water is overflowing, the float switch (the safety switch that shuts the AC off when the drain backs up) keeps tripping, or you're unsure about any step. Every Comfort Club visit includes drain line cleaning and treatment.
Check it once a month. Standard 1-inch filters usually need replacing every 1 to 3 months, and in Florida, where the AC runs most of the year, closer to monthly is common, especially with pets, allergies or nearby construction. Thicker media filters can last longer, so follow the filter maker's guidance. A clogged filter chokes airflow, raises your power bill and can even make the coil freeze. Comfort Club Plus and Elite members get standard 1-inch filters included (see the plans).
Start with the easy checks: make sure the thermostat is set to Cool and below the room temperature, replace a dirty air filter, and confirm the breakers for both the indoor and outdoor units are on. Then look outside to see whether the outdoor unit is running and isn't blocked by plants or debris. If you see ice on the refrigerant lines, turn the system off and let it thaw. If it's still not cooling, the cause is often a failed capacitor, a dirty coil, a refrigerant leak or a clogged drain that tripped the safety switch, and those need a technician. Learn about our AC repair or call us.
Ice usually means the system isn't getting enough airflow, often from a clogged filter, closed or blocked vents, a dirty coil or a blower problem. It can also mean the system is low on refrigerant because of a leak. Turn the system off at the thermostat (you can set the fan to On to help it thaw), replace the filter if it's dirty, and keep a towel handy, since melting ice can fill the drain pan. Don't chip at the ice. If it comes back after thawing, call us, because refrigerant leaks need a licensed technician.
Most of the time it's a clogged condensate drain line, which is one of the most common AC problems in humid Central Florida. A cracked or rusted drain pan, or ice melting off a frozen coil, can also cause it. Turn the system off to limit water damage, then try clearing the drain line. If the water keeps coming or you can't find the source, we can help.

In Florida, a central air conditioner typically lasts about 10 to 15 years, and often toward the lower end of that range. Our systems work harder than most: long cooling seasons, constant humidity and, closer to the coast, salt air all add wear. Heat pumps have a similar lifespan, since they handle both cooling and heating here. Regular maintenance is the best way to get the most years out of your system, and when it is time to replace, we'll give you honest options for AC installation.
A handy rough guide is the "5,000 rule": multiply the age of your system in years by the repair cost. If the result is more than 5,000, replacement is often worth considering. For example, a $500 repair on a 12-year-old system comes to 6,000. It's only a starting point: how often the system breaks down, your energy bills, how comfortable the house is and whether it uses an outdated refrigerant like R-22 all matter too. We'll give you an honest recommendation with no upselling, and the decision is yours. See AC repair and AC replacement.
SEER2 stands for Seasonal Energy Efficiency Ratio 2. It's the federal rating for how efficiently an air conditioner or heat pump cools over a season, and the higher the number, the less electricity it uses for the same cooling. SEER2 replaced the older SEER rating in 2023 with a test that better reflects real homes and ductwork, so SEER2 numbers run a little lower than old SEER numbers for the same equipment. In Florida, a new split-system central air conditioner must be at least 14.3 SEER2 if it's under 45,000 BTU/h (about 3.75 tons), or 13.8 SEER2 for 45,000 BTU/h and up. Those match the old 15 and 14.5 SEER minimums. A higher rating usually costs more up front and saves more on power bills over time, and we'll help you weigh it when you replace your system.
It depends on your home, not just its square footage. The right size comes from a load calculation that looks at things like insulation, windows, sun exposure, ceiling height, ductwork and how many people live there. A system that's too big cools quickly but doesn't run long enough to remove humidity, so the house feels cold and clammy. One that's too small runs nonstop on summer afternoons. We'll look at your home and recommend the right fit (more on AC installation).
